We work directly with clients or consultants to develop a scope of work for a full roof replacement when the useful roof life is near its end, or the intent of the roof deck is going to change (i.e. PV systems, etc.). Infrared moisture surveys provide a way to identify specific areas of wet insulation and moisture that is present in the existing roof system. A leak into a waterproof membrane often enters into the roof system and saturates the insulation and underlying layers.  Electric capacitance testing is used to determine if a specific roof area is wet or dry. These are commonly used on leak investigations for small isolated areas. Limitations include EPDM and aluminum coated roofs. This recognizable high-rise project included a total of five steep slope arched roofs that underwent a complete replacement. Due to the height of the building, strong trade wind gusts and salt spray from the harbor, a tailored comprehensive safety program was designed and developed for this project which included a high-priority full fall arrest system and railings for the crew who were tasked with the removal of the existing arch metal roof panels and old decking materials from the 34-40 floor levels. CRW provided a far-reaching safety plan for their crew and the occupants of the building and completed the project within the scheduled timeline. Due to Harbor Court’s steep unique arched roof design, the Sarnafil Décor Roof System was selected as an excellent choice for replacing the metal roofs. The Sarnafil material gave the appearance of a metal roof, yet included the performance of a roof membrane known for its superior performance to keep moisture out. With the new deck and roof system, Harbor Court can now deflect further moisture and salt-air damage to this downtown Honolulu iconic structure. Harbor Court’s presence of high-end residences and executive offices, it is paramount that the building maintains its long-term structural integrity and beauty. Replacing the arched roofs was a major project and the property management team was very pleased with CRW’s professionalism from start to finish. With over 1500 squares being removed and installed, an in- store spotter was hired to ensure the on-going work above was not impacting the live store operations below as the work progressed along. The interior of the building was a sport auditorium almost as large as a football field. The building was utilized and accessed daily for various, sports, training and other campus rally events. The rafters of this building were 240 feet in length. (typical lengths are 60-70 feet) Due to the size of the project, creative approaches were implemented in the removal of the existing tiles and also the loading and staging of the new tile roof system. The scope of work included the complete removal and replacement of a concrete tile roof system of approximately 730 squares on the Cannon Activities Center Building (CAC), demolition and removal of the existing concrete tiles, installation of new 1 1/2” Polyiso Rigid Insulation and the installation of a brand Boral Villa concrete tile system in Chestnut Brown. 64,250 lineal feet of 1” x 3” batons were installed and iso-board in order to meet the energy code.Installation required each tile to be clipped and nailed down. The project was executed while school was in session on campus so safety and precautions to minimize any impact to campus activities were of utmost importance. It included the total tear off of an existing roof system and installation of a tile roof. Access to the building was not easy and the presence of students and faculty made it difficult to bring any type of crane nearby for loading and unloading – thus all loading and unloading was done by hand. Project scope including the removal of the existing tile roof, underlayment, nailer, metal flashing and haul away off premises. Tiles were individually installed to the wire system. The job scope also included the removal and installation of the East side wall exterior panels and flashings. Commercial Roofing had to ensure that the roof would be completed in sections daily and that no warehouse materials would be exposed to the elements at the end of the day. This warehouse needed a roofing system that would be resilient enough to withstand disastrous weather conditions and hurricanes as the facility was being retrofitted to serve as a housing shelter for parts and materials for field transformers for the powerplant as a means of emergency preparedness. As such, a higher than normal gauge for metal was spec’d for this project and the roof huggers had to be custom designed to secure a 105mph roof/wind warranty due to the unique location. This project was under high security due to location on HECO powerplant premises. Perimeter warnings were set up all around and 100% tie off executed. No safety monitors were on site due to that high security clearance. Cranes were utilized to load on the 50’ panels of the standing seam metal roofing. This project required the custom fabrication of a special 22 gauge metal roofing as compared to standard industry which is 24 gauge. As such roof huggers had to be custom designed and the entire roofing project had to secure a 105mph roof/wind warranty. This roofing project required the complete tear off of the existing wood shakes and roof accessories and new installation of Country Manor Aluminum Shakes in 2 different colors. The entire project covered approximately 1,600 squares. This project included special roof slope considerations with the steep 6:12 pitch the roof that made it difficult to do the demolition. The roofing system installed was Sarnafil PVC and the colors selected were Energy Smart Tan and Evergreen to match neighboring roofs. Kahului Airport was a high security project thus adherence to strict protocols were in place as safety and zero impact to airport operations were of utmost importance. CRW had to adhere to extreme protocols under the directive of GC Johnson Controls, for personnel access, safety set up, staging, loading and disposal of materials, installation and lighting for night work. About 80% of the work done had to be completed during night hours to best accommodate the airport operations with minimal disruptions. Due to the high winds in the area, all materials had to be double and triple secured to the roofs. All roofs had to be completed timely and to spec in order to meet protocols for solar PV installations that were coming shortly after the roofs were inspected and warranted by the manufacturers’ representative. Resort ownership took proactive measures to prevent leaks from occurring that included hiring a consulting firm for roof evaluations. Two of the roofs inspected were at the end of their life cycle and required attention. The Palace Tower had a built-up roof with gravel aggregate on top. Because a majority of the roof was still in useable condition, wet insulation areas were repaired and a Tremco fluid-applied roof system was installed over the existing. The savings from not having to do a complete roof replacement is huge. As an added green benefit, it minimized materials going to the landfill. The Laundry room roof was a complete tear-off and installation of a Siplast two-ply 20/30 SBS modified bitumen system. By proactively addressing possible leaks, resort ownership was able to avoid a potential loss in revenues due to leaks into guest rooms or hotel amenities. The scope of work included a total tear off of the existing coated built-up roofing system, insulation layers all the existing roof accessories including the roof vents that all had to be replaced with smaller more energy efficient vents. The scope of work included the total demolition and disposal of the existing roof system including all roof hatches, edge scuppers, damaged drains bowls, edge metal assemblies, vent assemblies pipe/conduit support blocks, existing exhaust fans and related flashings and 54 pitch pockets. All roof- mounted mechanical equipment had to be temporarily disconnected, relocated and raised. Any roof penetrations that were not possible to remove and reinstall had to be brought to the GC’s attention. The new roof installed included the total installation of the Sarnafil PVC membrane, primed cover board, insulation system, preliminary roof sheet membrane, flashings, walk pads, sealants and related roof accessories. As an upper scale resort in Lahaina, the Kaanapali Shores required the crew to work as seamlessly and invisibly as possible to not affect the daily operations and ambiance of the resort. Extremely cramped staging areas were identified by Johnson Controls to work out of for 8-9 months of this ongoing project. Only two loading areas from two parking lots were allowed for loading/unloading the rooftop via crane. As the crane was only able to access the rooftops from certain staging areas, creative transport measures were incorporated on the roof deck for efficiency and safety. In completion, this roof system complied with the Hawaii Energy Code and the membrane system installed was a green EnergyStar rated system. The flat roof areas included a complete tear off of the existing roof down to the metal deck and installation of a brand new Firestone 60mil TPO single-ply roof system with insulation, tapered EPS, recovery board, wall counter flashings and new walk pads. The metal mansard scope of work included cleaning, prepping and installing a Hydrostop Premium Coat System matched to the existing paint color. This project included work on the main roof, eyebrow roofs and south room roof. Damaged decking and fascia areas were removed and replaced, demo sections were filled in with insulation as needed. Gutters were cleaned and repaired, and the mechanical vents were raised to meet new minimum code requirements. An 80 mil GAF TPO with fleeceback membrane was installed providing a watertight roof system with a 20 year warranty. When a roofing contractor goes out of business, find your contract and warranty paperwork, and contact the manufacturer to report the leak and get recommendations for certified contractors. You finally got that roof replacement project completed and grateful you can check that capital project off the list.  Then unusually heavy rains hit Hawaii and suddenly your brand-new roof has leaks.  You call your roofing contractor only to find out they have gone out of business.  What do you do? This will help steer you in the right direction to get the leaks resolved.  Check the contract to see if a Performance Bond was required.  A bond is like having insurance for the years the bond is required to be enforced.  The bonding company will step in and pay for labor and materials to get the roof repaired if the contractor has gone out of business. Check what type of warranty was issued.  This will determine what is covered.  Types of common warranties are Contractor Labor only, Limited Manufacturer material only, Limited Manufacturer material and labor, Manufacturer Material & Labor, NDL (no dollar limit) to name a few. It is important that you follow the warranty requirements that stipulate a certain time frame leaks must be reported within.  Owners of the warranty must be the ones to directly notify the manufacturer of any leaks.  Let them know your current situation and they will be able to help recommend next steps such as having a technical representative go out and assess the leak.  The manufacturer will also help in identifying another local roofing contractor that is certified to make repairs.   It is good to also inquire about the level of certification each contractor is qualified for as well.  Manufacturers often extend different levels of certification to contractors based upon the quality of workmanship over time.  Contractors with consistent quality and minimal to zero punch list items can be awarded higher levels of certification and more favorable warranty terms.  Manufacturers normally will use higher level certified contractors to perform repairs. For low slope flat roofs, every roof penetration is a point of vulnerability. Transition points in the roof system are weak areas that should be inspected. Water can easily get in between the seams of membrane or rolled asphalt roofs. Roof drains, scuppers and gutters should be clean and clear to prevent blockages and allow the water to drain off the rooftop properly. Rooftop mechanical equipment should be inspected for rusted panels that often are culprits for water intrusion. Pitched roofs are more likely to have material blowing off. Any roof over 10 years old should be inspected. Even though your roof may have a 50-year shingle, time and the natural elements will naturally degrade and weaken it. What is critical, is the amount of moisture that has entered the system and the affect this will have on the roof deck and its structure.  After being in the roofing industry for over 40 years, I’ve seen the lifecycles of all types of roof systems and what works to extend the life of your roof no matter where you are in the life cycle, and what doesn’t work. Here are a couple of common misconceptions about roof maintenance out there: **Misconception #1**: I’m covered – I have a roof warranty in place. **Truth:** A roof warranty is your manufacturer’s assurance that the roof system you installed will last for the time period identified under normal conditions with regular maintenance. It is a common misunderstanding that your roof warranty will cover any roofing problem no matter the cause. The reality is that most manufacturers specify in their warranties that regular maintenance is required and negligence to do so may void your warranty. Reading and understanding your warranty is critical. Warranties are written to protect the manufacturer. **Misconception #2**: Nothing can happen to my roof, it’s not moving, it just sits there. **Truth:** While a roof is not actively “moving” like an elevator or HVAC system, it is the first point of impact by the elements. Hawaii’s climate is harsh on roofing systems – constant UV impact and heat causes the expansion and contraction of the building envelope which in turn impacts the roofing system. Also, what your roof looked like a year ago is likely not what your roof looks like today. Data is perishable. Roofs are accessed by all types of contractors maintaining their equipment on the roof and unintended damage to the roof often occurs. Depending on the immediate surroundings, foliage or other debris can quickly pile up potentially clogging and backing up the water exit points on the rooftop leading to overflow and leaks. **Misconception #3:** My maintenance person can take care of my roof. **Truth:** Today’s roofing systems have come a long way! They are complex, utilizing an array of materials like rubbers, modified asphalts, plastics, wood, asphalt and aluminum, metals and other types of synthetic materials. Most building maintenance personnel are not trained to understand the complexity of today’s roof systems. Utilizing incompatible materials very often does more harm than good. Keep in mind that an improper repair can also risk voiding the manufacturer’s warranty. Trying to “save” more with in-house repairs can often end up costing the owner more if the repair doesn’t work, the repair has to be undone and fixed properly or the repair was made using wrong materials and voided the manufacturer’s warranty. **Maintenance Misconception #4:** Roof Maintenance Programs are expensive. **Truth**: Depending on your roof’s existing condition, typically a maintenance program would cost as little as 1% of its replacement value annually. Roofing is a major capital expenditure. Ask any of the major roof manufacturers, and they would agree the best thing you can do to maximize the long-term performance of your roof would be establishing a maintenance program for regular inspections. Investing a minimal amount to be proactive is absolutely worth it to protect your investment. Hawaii’s sunny climate is harsh on roofing systems. Constant exposure to the elements and severe weather causes the natural material wear and tear over time. Keeping an eye on critical areas like flashings and penetrations, upkeeping maintenance and keeping water exit points clear are key to mitigating premature roof failures and emergency leak situations. Most roof systems in Hawaii succumb to premature roof failure because of the environmental stresses and the lack of regular maintenance. Identifying and addressing minor issues immediately Documenting regular maintenance for future warranty claims Make repairs immediately and correctly. Cheap repairs are a waste of time and money. Buy some time to build up reserve funds towards re-roofing Prevent damages to operations below with proactive assessments Prevent voiding your roof warranty due to negligence of regular maintenance Identify and address minor issues early before they become costly and damaging Maximize the performance and longevity of your roof system Roofing is an expensive capital expenditure. It is an industry best practice to maintain the roof. While it may not be a moving element such as an elevator or HVAC system, the repercussions of a damaged roof such as water damage to operations below or moisture that attracts mildew can be costly. With over 46 years of roofing experience, he brings extensive knowledge and expertise to the company. (Honolulu, HI) – Commercial Roofing & Waterproofing Hawaii, Inc. recently hired **David Pavlicek** as the Director of its service and repairs division. Pavlicek brings over 46 years of roofing knowledge to Commercial Roofing, with expertise in every aspect of the industry. Prior to joining the Company, he was self-employed as an independent material representative for several roofing manufacturers, including Sarnafil, Soprema, Atlas, Pacific Allied, Royal Adhesives and Carlisle Residential. During the first 20 years of his career, Pavlicek worked in Chicago for multiple top 10 national roofing contractors, supervising crews of up to 100 men. After relocating to Hawaii in 1992, he worked for a local roofing company and spent some time at Commercial Roofing during 2003 and 2004. He transitioned into distribution when he took on a leadership role as the Vice President and General Manager for RSI Roofing Supply. After RSI was bought out by Allied Build Products, Pavlicek assumed responsibility for the company statewide. He remained in this role until opening his own company, Innovative Resources, in 2009. He operated his business successfully for over 10 years, building an excellent reputation while representing several national roofing material manufacturers in Hawaii. In his new role with Commercial Roofing, David will be leading all sales and operational aspects of the Company’s service and repairs division and will provide additional support to the Company’s estimating and operations divisions. Kevin Pelka is an experienced Project Managing Estimator with over 20 years of diverse industry background. He brings expertise in automation, manufacturing, and roofing, and will provide management oversight and client relations for Commercial Roofing & Waterproofing Hawaii. (Honolulu, HI) – Commercial Roofing & Waterproofing of Hawaii, recently hired Kevin Pelka as a Project Managing Estimator.  He comes from ICC Hawaii Industrial Structures, where he functioned as a Project Manager, and prior to ICC, worked in the Solar industry for REC Solar as a Sales Engineer.  Pelka brings over 20 years of experience working on the mainland in the automation and manufacturing industries.  With his first 10 years in the automation industry, he helped engineer automation solutions for companies such as Tesla and Amazon.  With the decline in the automation industry, Pelka entered into the building construction industry through the manufacturing arm of James Hardie for designing manufacturing equipment for 3 years, and most recently Decra Roofing where he was introduced to the roofing industry and worked at Decra for 7 years, with his final years as a Plant Manager.  Kevin will be responsible for working with our AOAO and commercial clients as well as consultants and general contractors.  In addition to estimating projects, he will be providing management oversight for all phases of the construction projects as well as client relations. We hear about fluid-applied roof systems i.e. “coatings” quite often.  It’s often the most economical way to keep your roof, gutters, decks and walls water-tight.  But how do you decide what is the best option for your building for the long haul?  Here’s a look at one of the newer products on the market that might work for your building. Fluid-applied, rubber roof systems are quickly picking up traction in Hawaii.  While newer to Hawaii’s market, they have been installed on the mainland US market for quite awhile.  These innovative systems are rapidly growing in popularity due to its instant-setting and extreme strength.  The product builds to any millage quickly and easily adheres to a majority of surfaces.  The product is a 2-part material and typically spray applied.   The product is black when applied and UV stable.   However, a white reflective coating is usually applied for reflectivity. The membrane coating is 80% cured in 3 seconds.  It skins over providing a protective barrier from water quickly.   Great for areas where rain is unpredictable or constant.   It is not affected by ponding making it a perfect product to waterproof gutters and below grade waterproofing.   It has a 1200% elongation & recovery making it great for applications that would have a high degree of expansion and contraction.   Other benefits include Class A fire-rated, high wind uplift rating, environmentally friendly, highly resistant to puncture, hail, impact, water-based, zero VOC’s and odor-free. Our crews accessing buildings will be able to sanitize their hands before, during and after work being done to maximize safe and healthy conditions. The Sanitation Stations also have 6′ distance markers to be positioned for social distancing requirements. The stations were designed with the intent for zero impact to the jobsite. Handwash wastewater will be removed from each jobsite and disposed of properly to minimize the spread of unnecessary potentially harmful material. Everyday seems to bring a new challenge in fighting the coronavirus spread. Limited supplies and PPE that first responders and front line medical professionals desperately need – are scarce. But in light of limited supplies – we are finding creative ways to do our part in protecting our men and our clients! The health and wellness of our workers and local communities are of the highest importance to us as we continue to service your buildings. Below is our proactive approach to protecting our employees and our clients. The following protocols are in place as we all work together to fight the spread of COVID-19. CRW staff and field workers have been trained and educated on the symptoms, proper hygiene procedures and prevention of COVID-19. Workers shall practice social distancing as much as possible, maintaining a distance of 6 feet or more. In keeping with Oahu Mayor Kirk Caldwell’s recommendation of wearing masks, CRW workers shall wear masks while in public settings, where social distancing is difficult to maintain, and where required on the jobsite. Mobile Sanitation Stations for hand-washing on the job have been implemented at each jobsite. When washing, workers shall wash hands a minimum of 20 seconds. Cleaning and disinfectant materials have been provided for employee use. Workers are instructed to avoid touching the face area – nose, mouth, eyes and ears. When coughing or sneezing, workers shall cover into elbow or use a tissue. Personnal water containers strictly enforced for each employee. No common water jugs. If workers, a household or family member is sick or is being tested for COVID-19 they will not come to work. Workers shall interact only with designated personnel on the jobsite, keeping contact to others at a minimum. Building access routes of entry and exit will be restricted to jobsite areas only. All other areas will be limited. When using building elevators, workers will wait for an empty elevator to maintain social distancing. Random temperature checks for staff and field workers. Allow employees to drive directly to jobsite to decrease contact with other employees. Mobile Sanitation Hand-washing stations have been implemented at each jobsite. Workers shall interact only with designated personnel on the jobsite, keeping contact to others at a minimum. Avoid sharing of tools and equipment. If sharing of tools and equipment is unavoidable, make sure they are cleaned before the next person uses it. Building access routes of entry and exit will be restricted to jobsite areas only. All other areas will be limited. When using building elevators, workers will wait for an empty elevator to maintain social distancing. Personal water containers strictly enforced for each employee. No common water jugs.
